Contract to Close

  • First and foremost, we handle COMPLIANCE.  Required TREC and Office Docs, Signatures, timeliness.

  • Monitoring the Room/Command/Opportunity, etc.

  • As your Transaction Coordinator we are your eyes and ears from 9-5, providing LEVERAGE.

  • All files will have their own Timeline with all key dates and deadlines.  All parties involved will be sent an invite to view the timeline, and will have access throughout the closing process.

  • ‘Next Steps’ Email to Client with all pertinent, time-sensitive, information

  • Welcome Email to Title Company, Lender, Buyer Agent & Listing Agent

  • Coordination of Earnest & Option Money Delivery.

  • Ensure all compliance docs are executed in DocuSign for Room/Opportunity approval/CDA creation

  • Ensure Amendments/Attachments are sent to Title, Lender and other Parties

  • Assist with the preparation of Amendments and Attachments if needed

  • We will create Amendments/Repair Lists with the exact verbiage you give us. We will then send the Amendments/Repair Lists for signatures. 

  • Weekly/Daily update to Clients and Parties throughout the Contract to Close process

  • Routine check-ins with Lender/Title/Other Agent

  • Closing scheduled with Title/Client and Calendar invite sent to all parties

    **We encourage agents to handle their own New Build deals. If you would like them to be handled by The Standard, the fee will be the same as a normal Contract to Close transaction with no exceptions.
