If you represent both Buyer and Seller… You can expect to get all of the Listing Management Services and Contract to Close Services which include but are not limited to:
All files will have their own digital Closing Timeline. All parties involved will be sent an invite to view the timeline and will have access throughout the closing process.
Introduction email to Seller(s) within 24 hours of receiving fully executed Listing Agreement
Compliance Docs, LBP, SDN, Survey, T47 etc. Will monitor for signatures and timeliness as well as frequently cleaning up the Room/Opportunity making sure the details are entered for all parties, etc.
Assist with scheduling Photography
Launch Incoming/Coming Soon in MLS & make revisions as needed
Weekly emails to Clients while on the market
Once we go under contract, your Transaction Coordinator will then take on all duties of a Buyer Transaction, which include -
Monitoring the Room/Opportunity, activity, MLS, CSS, showings.
‘Next Steps’ Email to Client(s)
Welcome Email to Title Company, Lender, Listing Agent & Buyer Agent
Coordination of Earnest & Option Money Delivery. Obtaining Wire Instructions for the Buyer(s), etc.
Ensure all compliance docs are executed in DocuSign for Room/Opportunity approval/CDA creation. Sending CDA to Title.
Ensure Amendments/Attachments are sent to Title, Lender and other Parties
Assist with the preparation of Amendments if needed.
MLS Status Changes
Coordinate key dates, deadlines, compliance docs, notes with all parties involved.
Schedule Closing and Coordinate key delivery (Key coordinating only if requested).
